  • Maintaining the accounts of the owners corporation and preparing the Financial Reports (The annual income and expenditure statement, balance sheet and bank statement are enclosed for each owner’s review with the Annual General Meeting agenda.
  • Operate a separate bank account for each owners corporation in the name of the Owners Corporation via Macquarie Bank to provide transparency of all payments and receipts
  • Provide reports in a easy to understand format.
  • Invoicing Owners Corporation Fees – Proficient Strata Corp issues levy notices to lot owners and ensures they are paid directly into the Owners Corporation Bank Account which is held in trust. Various payment options are offered including via B-Pay, Credit Card and at any Australia Post office.
  • Validating and Payment of Invoices.
  • Arrears Monitoring &Recovery.
  • Preparation & lodgement of Quarterly Business Activity Statements & Annual Tax Returns.

Insurance Management

  • Competitive insurance quotations are sought on behalf of Owners Corporations annually prior to Insurance Renewal.
  • Quotes obtained are then forwarded to the committee for their review and approval.
  • Proficient Strata Corp will handle all Insurance claims and lodgement, Insurance renewal including obtaining Insurance Valuations where required.
